Residential Paving in Colorado Springs, CO
Residential paving is the work we do most: the driveway you back out of every morning, the apron that meets the city sidewalk, the extra pad for the camper, the walkway from the drive to the front door. Pavco Paving handles all of it across Colorado Springs, Monument, Fountain, Falcon, Manitou Springs and the surrounding El Paso County communities.
We install both asphalt and concrete, which means the recommendation you get from us is based on your lot and your budget rather than on the only product we happen to own equipment for. On a long rural drive off Black Forest Road, asphalt is almost always the right answer. On a short city drive that takes plow spray and mag chloride all winter, concrete usually pays for itself.
Every residential job includes demo and haul-off of the old surface, base repair where it is needed, and a written 5-year workmanship warranty.
- New asphalt and concrete driveways
- Overlays and resurfacing on sound existing base
- Drive approaches and aprons to City standard details
- RV, boat and extra vehicle parking pads
- Grading and drainage correction on sloped lots
- Sealcoating and crack sealing to protect the investment

Choosing Your Driveway Surface
Asphalt goes down in a day, costs $4-$7 per square foot, and is ready for traffic within 72 hours. It flexes with soil movement, which matters on Front Range clay, and when it eventually wears out it can usually be overlaid rather than removed. The trade-off is a maintenance cycle: sealcoat every 2-4 years, crack seal annually.
Concrete costs $10-$13 per square foot for a 6-inch reinforced slab, takes a week before you can park on it, and then asks almost nothing of you for thirty years. It also gives you finish options - broom, exposed aggregate, or full stamped concrete - that asphalt cannot match. Full detail on the concrete driveways page.
Grading and Drainage on Sloped Lots
Colorado Springs is built on a slope. Water moves fast here, and a driveway that pitches even slightly toward the garage will eventually put water where you do not want it. We shoot grades with a laser before we quote and, where necessary, build in a trench drain, a swale or a regraded apron rather than pretending the existing slope is fine.
July and August bring monsoon-pattern storms that drop an inch of rain in twenty minutes. A drive designed for average rainfall is not designed for Colorado Springs. We size the outfall for the storm that actually shows up.
Hail, Sun and Sealcoating
At 6,035 feet the UV load on your driveway is significantly higher than it would be at sea level, and it is the single biggest reason Colorado Springs asphalt fades and turns brittle. Sealcoating on a 2-4 year cycle keeps the binder pliable and the surface black.
Hail is a fact of life in El Paso County. It rarely damages pavement directly, but hailstorms bring the water volume that finds every unsealed crack. Sealing cracks before storm season is cheap insurance - see asphalt repair and sealcoating.
What a Residential Project Looks Like
Day one is demo: the old surface is broken out and hauled to a Colorado Springs-area recycler. Day two is base - we regrade, add or replace Class 6 base where the old material has been contaminated, and compact to density. Day three is paving or pouring.
Most single-driveway projects are complete in two to three working days, and we leave the site swept and the edges backfilled with topsoil so your grass grows back to the mat. You get before-and-after photos and the warranty document by email.
Asphalt Driveways
Fast, affordable, flexible - the practical choice for most Colorado Springs homes.
Concrete Driveways
30-50 year life and no sealcoating cycle. Costs more, lasts longer.

Frequently Asked Questions
A standard two-car asphalt driveway of about 600 square feet runs $2,800-$4,500 installed including demo of the old surface. The same drive in 6-inch reinforced concrete runs $6,000-$9,500. Long rural drives out toward Black Forest or Peyton are quoted by the running foot and usually come in lower per square foot.
Asphalt is roughly half the cost, can be driven on in two to three days, and tolerates the movement of expansive clay soils. Concrete lasts 30-50 years, handles mag chloride better and needs no sealcoating cycle. If you are staying in the house long-term and the budget allows, concrete usually wins on cost per year. If you need a serviceable drive now, asphalt is the sensible call.
Foot traffic is fine the same day once the mat has cooled. Passenger cars can go on after 48-72 hours in warm weather. Keep heavy trucks, trailer jacks and motorcycle kickstands off for the first month - fresh asphalt stays soft and point loads leave permanent dimples. We hand you a one-page care sheet at completion.
Yes, and a lot of Colorado Springs lots on the west side and up toward Rockrimmon are steep. Above roughly 10% grade we adjust the mix and the roller pattern so the mat does not shove under braking, and we pay close attention to where water is going to run in a hard rain. Very steep approaches are sometimes better in concrete - we will say so if that is the case.
Regularly. Many Colorado Springs HOAs have surface, color or setback rules, and some require approval before work starts. We can supply a scope letter and spec sheet for your architectural committee, and we schedule around any community restrictions on work hours.
